The California Association of Realtors (CAR) just posted April’s housing stats and these are mind-blowing, including a brand new all-time record high median home price of $813,980. That’s up 7.2 percent from March and up a whopping 34.2 percent from April 2020. That year over year gain of 34% also is an all-time high.
In addition, home sales surged 65% compared to a year ago. Homes that sold for $2M or more increased by 302%!
Inventory continues to be a problem. Active listings decreased more than 50% from April 2020.
Yet another record high that was set was the fact that CA’s statewide sales-price-to-list-price ratio posted a record high in April of 103.3%.
Other records broken were days on the market, price per square foot and more.
To give you a quick mortgage interest rates update, according to the Mortgage News Daily the average 30yr FRM is 3.14% today. This is mixed news if you’re a homebuyer right now or if you’re a homeowner looking to refinance.
